Gaming and Leisure Properties Inc. (GLPI), a leading real estate investment trust specializing in acquiring, financing, and owning property leased to gaming operators, has released its financial results for the third quarter, demonstrating robust top-line growth and operational stability. Total revenue for the period advanced 9.5 percent year-on-year to US$435.4 million.
Profitability metrics similarly strengthened, with adjusted EBITDA increasing 13 percent to $413.9 million and adjusted funds from operations rising 10.5 percent to $311.7 million. Meanwhile, net income stood at $213.8 million, shifting from $248.5 million recorded in the prior-year period.
Commenting on the financial performance, GLPI CEO and Chairman Peter Carlino emphasized the efficacy of the company’s business model:
“These results demonstrate the strength of our model which prioritises long-term triple-net leases with built-in escalators, strong lease coverage and the ability to structure and underwrite complex transactions and creative funding solutions for quality tenants.”
Despite consistent operational execution, Carlino observed that market valuations do not fully reflect underlying asset strength: “Despite this consistent execution, we believe GLPI’s share price remains significantly dislocated from its fundamentals, resulting in an attractive yield of over 8.5 per cent based on the current quarterly cash dividend.”
Regional gaming proves its enduring durability
A central theme of GLPI’s quarterly commentary was the dependable performance of regional gaming sectors across the United States. Carlino pointed out that regional markets have consistently weathered broader economic fluctuations over decades, maintaining stability in the current quarter:
“Regional gaming has proven its resilience for decades, and it is doing so again. Same-store operator results delivered healthy year-over-year gains through the first nine months of 2026, and the durability of our rents and strong coverage stand out against the currently volatile macro backdrop.”
Supported by this operational strength, GLPI’s extensive real estate footprint continues to expand. As of September 30, the company’s portfolio encompassed ownership and financing interests across 71 gaming and related entertainment facilities. Recent strategic initiatives include a collaborative agreement with Prologis to redevelop the former Hollywood Casino Joliet site in Illinois, showcasing GLPI’s capacity to unlock alternative value from gaming real estate assets.
Long-term outlook and portfolio stability
The REIT’s emphasis on long-term triple-net leases featuring built-in escalation clauses continues to insulate its revenue streams against inflationary pressures. With robust tenant lease coverage and disciplined underwriting, GLPI remains well-positioned to navigate macroeconomic headwinds while supporting quality operators across regional U.S. jurisdictions. As the company looks toward the final quarter of 2026, its combination of defensive lease structures, high dividend yields, and strategic redevelopment projects reinforces its standing as a cornerstone institutional landlord within the global iGaming and land-based casino ecosystem.
